Q: Can I make modifications or changes to the exterior of my home?
A: Yes, but an owner will need to apply for all exterior modifications, and must be approved by the Reviewing Body, prior to any work being done. These modifications can include, but not limited to, fence installation, screen enclosure, pool or spa installation, and landscaping modifications or additions.
Q: How do I apply for ARC modifications?
A: An owner will need to complete the ARC Application and obtain supporting documentation for the modification(s). Once an owner has all the information for their proposed modification, the owner will submit everything to the Community Association Manager, Samantha Cardona, at Samantha.Cardona@castlegroup.com. The Manager will review the information and either submit to the Reviewing Body to review and make a decision OR respond to inform the owner that additional information is needed. The application and supporting documentation must fully explain the modification(s) you are applying for.
Q: What are examples of supporting documentation?
A: The ARC application includes a checklist of items to include with the application based on modification type. Supporting documentation includes, but is not limited to, drawings and/or plans of the modification with all dimensions, vendor proposal, samples and information on materials being used, manufacturer specifications, and plant information.
Q: What is the time frame from when I submit my application until a decision is made on my application?
A: The Reviewing Body will make reasonable efforts to review and respond to an application within forty-five (45) days of receipt of all required information. If the Reviewing Body does not respond within forty-five days, the application/modification activity shall be deemed denied.
Q: How much are the monthly assessments? When are monthly assessments due?
A: The 2025 monthly assessment amount for a single-family home is $120. The 2025 monthly assessment for a townhome is $225. Assessments are due on the 1st of each month. Late fees and interest are assessed to accounts with an outstanding balance on the 10th.
Q: How does the irrigation water work for my lot?
A: Irrigation water for single-family residential lots within Sunrise Estates is supplied from community wells that are owned and maintained by the Homeowners Association (HOA). To ensure sustainable use of this shared resource, all homeowners are subject to annual water usage limits and scheduled watering days and times.
